Perumnas is a State-Owned Enterprises (BUMN. It is a Public Corporation (Perum) where all of the shares are owned by the Government. Residence is established as a government solution to provide adequate Residence for the lower middle class community. The purpose of this final project is to determine the effect of product quality and location on buying decisions at Klipang Green Residence. The sampling technique used in this study is purposive sampling using the formula Slovin. The sample was 70 respondents. The data collection this research methods were observation, interviews, questionnaires and literature studies. Is shows that the independent variables that influence the dependent variable is a product quality variable (0.625) and location variable (0.312). The result of this study is that the calculation of regression coefficients obtained Y = 1,217 + 0,625X1 + 0,312X2 + e. It means that the result of regression product quality variable and location variable gives positive influence on buying decisions, Product quality variable is greater than the location variable. F test shows that the simultaneous produt quality and location significantly affect buying decisions. The coefficient of determination is 0.615, it means that 61.5% of buying decisions can be influenced the product quality and location. Meanwhile, another part of the 38.5% of buying decisions is influenced by other variables not included in this study.
